My name is Anthony and I will be presenting on the live away suites. Umm, we have an applicant to pull in. I mean submit an 00:01:58
application for conditional use permit and a side plan and we have applicants here today to answer any questions and tell us more 00:02:07
about the hotel. Umm, then I can go ahead and share my analysis as well. But before we do that I would like to. 00:02:15
Before we invite the applicant, I'd like to just give you a location context. 00:02:25
So umm, the site is going to be located right on Geneva Rd. 00:02:36
And. 00:02:41
The red section there is the area awareness site is the hotel site is going to be a close site. 00:02:44
So on the full side will be a combination of lot 204 and 205. In that area they apply for a final plan amendment which was 00:02:54
approved on the 20th of June with conditions, uh, there were a lot of umm, tax stuff that needed to be cleared. So, umm, that is a 00:03:01
condition. 00:03:08
Tending to be resolved before they can go ahead and record the plat. Umm. 00:03:17
The proposed project is located within our GRMU and uh, zone and that requires a conditional use permit for the kind of operations 00:03:23
of the hotel. So they have that application as part of this one. And I would leave this umm to the applicant right now to just 00:03:30
tell us a lot more about the the project. 00:03:38

with Enzyme Engineering and he is a civil engineer on this project and heavily involved with Anthony and the rest of the staff. 00:04:16
Uh, which expects the application and all that. So thanks Anthony for your brief summary on this. Like you said, this is going to 00:04:26
be a live away suite branded extended stay hotel. Umm, this is a new second few modern brand. It's not still product. Umm, it 00:04:34
caught us an exciting time. We are opening a hotel. 00:04:43
In West Jordan in days, probably next week. 00:04:52
Early next week. So we're excited to do that opening and, uh, you know, really get ourselves on the map. We also recently just 00:04:55
broke ground on a hotel, Liberty Suites, Brandon's hotel in Draper, umm. 00:05:01
I will let Anthony speak to condition, but we have already been through the staff report, umm, and we started addressing the 00:05:11
conditions that Anthony suggested, but we can talk about that in more detail later, uh, later. As far as the product itself, like 00:05:21
I said in some extended stay hotel, UMM has 126 guest rooms, 4 floors. 00:05:30
About 59,711 square feet and the composition of rooms about 60% single king, 40% double clean. Umm, I can show this picture. 00:05:39
So you guys can get a little idea of what the rooms look like. Sorry I didn't turn off a bunch of them, but I should give you a 00:05:51
general idea. Umm, extended stay. A lot of people aren't familiar with what that is, but it's basically just a hotel that's 00:05:57
tailored towards longer stays and it has a full kitchen. So cook top, refrigerator, refrigerator, microwave, uh, dishwasher, so on 00:06:04
and so forth. 00:06:10
Umm, it's really tailored towards traveling workers, construction teams, medical professional, military, military families, uh, 00:06:18
relocating families, general business travelers. 00:06:24
Digital nomads, government here, university type people. So we think the clientele and guests for the hotel will be well served. 00:06:30
We're super excited about this product. Umm, super excited to bring it to Vineyard. Umm, can't wait to work with the community and 00:06:38
uh, we hope to commit construction. 00:06:46
In the coming months, and it's usually 12 to 14 months, Bill, but we're gonna do everything we can to get the thing opened by 00:06:55
October, November of next year. Umm, like I said, we're here for any questions that you may have. 00:07:01

I'll just go straight to the site plan. 00:07:31
So that is umm, the site plan that was presented, uh, to be approved as part of the package. And they had 122, uh, parking stalls, 00:07:36
uh, which met our code right on the minimum requirements, umm, 12 byte racks They have umm. 00:07:46
Pretty much, you know, all the accessibility, they met the minimum requirements for the accessible parking as well. And uh, they 00:07:57
have also, we've worked with them to be able to have umm, the exits and umm, entryways into this lot as accessible to, uh, its 00:08:06
users as it can be. Uh, we also recommended them to. 00:08:15
Create this walk in, you know, uh, crosswalk. 00:08:24
That is more visible. Before they had one that would just cross from here over to the side to the building, but then we had them 00:08:28
corrected to this l-shaped one, uh, stamped concrete that would be more visible and make, uh, pedestrians more safe, uh, walking 00:08:34
through the lot. 00:08:39
So with a landscaping plan, we work with them to get as many trees as are required in the code. However, umm, the percentage did 00:08:47
not quite, uh, get to the where where minimum requirements. So I was working with the, you know, the engineer, Brady Morris to 00:08:56
have this updated to meet that, that code. Currently it's about. 00:09:05
12 to 19% Umm. 00:09:14
But the code requires it to be about 20%. So from our discussions, they are probably gonna get it to about 20.1 based on, umm, the 00:09:18
changes that need to be done. Umm, and that would include making some of these umm, walkways, uh, pervious and umm, you know. 00:09:29
Just having a lot more landscaping, you know, features along, uh, this Pennsylvania past year around the building. 00:09:41
Uh, on the elevations we have this view being the one you see on the Geneva Rd. going to be the east view. 00:09:54
And that's going to be the the main entrance view, which is going to be the West elevation. 00:10:05
And both North and South elevations as well. 00:10:16
So, umm, as part of the conditions, we have a list of conditions here. Umm, that. 00:10:24
We recommend a staff to be met before as part of the con, uh, you know, approval. If you decide to approve this, then all these 00:10:31
are met. Umm, The first would be that the a potential meet all the building design requirements. Umm therefore by the city. 00:10:39
Applicants shall also make provisions for a site plan amendment, especially for the landscaping. 00:10:47
To accommodate, umm, the changes, the possible changes that could happen after our discussion because we're coordinating with new 00:10:56
dots right now. 00:11:00
Regarding the expansion of Geneva Rd. which could affect the landscaping along the Geneva roadside of their building on their 00:11:05
property. So, umm, we wanna have it in here as a condition for them to make provision to be available to do this change, to work 00:11:13
with U dot and the city when that happens. 00:11:20
Umm, as I mentioned earlier, the applicant would also have to provide an updated land landscaping plan to meet the minimum 00:11:31
requirements per percentage for the site. 00:11:36
And this is a standard condition that we have, which is that that applicant shall observe all the cities, uh, nuisance general 00:11:44
ordinances outlined in the, uh, municipal code. 00:11:50
So areas where pedestrian cross, uh. 00:11:56
Crosses the driveway shall be constructed of stamped concrete. 00:12:00
Or some other material that differentiates them from uh, vehicle being used in the, in the same site for safety reasons. And the 00:12:05
applicants are also comply with all requirements provided by the fire Marshall regarding fire access and maximize the safety and 00:12:13
convenience of pedestrian flow throughout the city. I mean throughout the site. 00:12:22
Now the applicant must also pay all outstanding fees. 00:12:32
And make any red line corrections, including the ones that we shared so far that apart from the landscaping, there isn't anything 00:12:36
umm that needs to be corrected. 00:12:41
In regards to the UH submission and UMM, applicant shall be subject to all federal, state and local laws as well. 00:12:48

Less than seven partners. So probably the closest competitor would be the Extended Stay America the last week in American sports, 00:17:00
it's still far below what we would consider a direct competitor. There's not a lot. You have a Hyatt House consultant girls, I 00:17:06
believe OK, which is an extended stay, a little bit of a higher end product as well, but not a lot actually in this market that we 00:17:12

Looking heavily with yeah, this is exciting and as far as you know business model, are people able to stay one night? Do people 00:17:25
stay a full? 00:17:31
Year, yeah. So we, our bread and butter is a week to two weeks. Umm, that's often optimizes the operating model. Umm, But yes, if 00:17:37
they wanna stay a night, we charge them for it. So it's a little bit more similar to a true or courtyard or something like that 00:17:44
where they're gonna pay $120.00 a night for one night. It just costs more to turn the room if they're only staying one night. But 00:17:51
by all means they can. Umm, but we typically do weekly. 00:17:59
Reservations, but we it's been known to have people say six months for a year plus if they want to, OK. 00:18:07
Very cool. And you mentioned one building is underway up north. Umm, how does that compare in size? So it's exactly the same as 00:18:14

nationwide. That's pretty standard requirements. Umm, our management portion of the company they manage this year, so of similar 00:18:43
products and their busiest hotels, they don't see more than 80% of the sales being used and we've seen that. 00:18:50
With our portfolio as well. So that's what we target, 70 to 80%. As long as we have that much, we really aren't concerned about a 00:18:58
little bit less parking than one to one. Yeah, get construction proven. So it's safe to say it's the same size of hotel 126 and 00:19:05

You know, corridor, uh, we designed all the intersections, uh, I mean selected intersections as well as umm, preparing a way of 00:21:59
finding master plan for the entire city. Umm, we are at the state where we're about to push out an RFP to get consultants, umm, 00:22:08
you know, interest, like consultants to, you know, share their proposals with us and make a selection. So. 00:22:17
This should hopefully get out by Monday. 00:22:27

Assistant now we umm, we're in a good space and we will be engaging the Planning Commission, the BAC and obviously the rest of the 00:22:32

own mailbox. We have a community, uh, style mailboxes and each of those ones have, umm, an outgoing mail slot. So that has been 00:26:24

Make this whole process. But according to them we are still conducting a study to justify the reason for really, you know, 00:26:39
bringing us mailbox in here. Yeah, just somewhere to drop off packages. I think one other potential update on that is we actually 00:26:45

term findings or how we widen it how we sort of separation between bikes pedestrians, yeah cars. But it probably takes some of 00:32:31

Transportation. So Sam and I almost got run over. We really did. We were on a sidewalk talking with some engineers about adding a 00:32:44
across Tampa school and his first she was like a nine year old that she's taken the whole sidewalk. 00:32:49

So on the full side will be a combination of lot 204 and 205. In that area they apply for a final plan amendment which was 00:02:54
approved on the 20th of June with conditions, uh, there were a lot of umm, tax stuff that needed to be cleared. So, umm, that is a 00:03:01

Tending to be resolved before they can go ahead and record the plat. Umm. 00:03:17
The proposed project is located within our GRMU and uh, zone and that requires a conditional use permit for the kind of operations 00:03:23
of the hotel. So they have that application as part of this one. And I would leave this umm to the applicant right now to just 00:03:30

general idea. Umm, extended stay. A lot of people aren't familiar with what that is, but it's basically just a hotel that's 00:05:57
tailored towards longer stays and it has a full kitchen. So cook top, refrigerator, refrigerator, microwave, uh, dishwasher, so on 00:06:04

Umm, it's really tailored towards traveling workers, construction teams, medical professional, military, military families, uh, 00:06:18
relocating families, general business travelers. 00:06:24
Digital nomads, government here, university type people. So we think the clientele and guests for the hotel will be well served. 00:06:30

So that is umm, the site plan that was presented, uh, to be approved as part of the package. And they had 122, uh, parking stalls, 00:07:36
uh, which met our code right on the minimum requirements, umm, 12 byte racks They have umm. 00:07:46
Pretty much, you know, all the accessibility, they met the minimum requirements for the accessible parking as well. And uh, they 00:07:57
have also, we've worked with them to be able to have umm, the exits and umm, entryways into this lot as accessible to, uh, its 00:08:06
users as it can be. Uh, we also recommended them to. 00:08:15
Create this walk in, you know, uh, crosswalk. 00:08:24
That is more visible. Before they had one that would just cross from here over to the side to the building, but then we had them 00:08:28
corrected to this l-shaped one, uh, stamped concrete that would be more visible and make, uh, pedestrians more safe, uh, walking 00:08:34

So with a landscaping plan, we work with them to get as many trees as are required in the code. However, umm, the percentage did 00:08:47
not quite, uh, get to the where where minimum requirements. So I was working with the, you know, the engineer, Brady Morris to 00:08:56
have this updated to meet that, that code. Currently it's about. 00:09:05
12 to 19% Umm. 00:09:14
But the code requires it to be about 20%. So from our discussions, they are probably gonna get it to about 20.1 based on, umm, the 00:09:18
changes that need to be done. Umm, and that would include making some of these umm, walkways, uh, pervious and umm, you know. 00:09:29
Just having a lot more landscaping, you know, features along, uh, this Pennsylvania past year around the building. 00:09:41
Uh, on the elevations we have this view being the one you see on the Geneva Rd. going to be the east view. 00:09:54
And that's going to be the the main entrance view, which is going to be the West elevation. 00:10:05

So, umm, as part of the conditions, we have a list of conditions here. Umm, that. 00:10:24
We recommend a staff to be met before as part of the con, uh, you know, approval. If you decide to approve this, then all these 00:10:31

Regarding the expansion of Geneva Rd. which could affect the landscaping along the Geneva roadside of their building on their 00:11:05
