UMM is to give the the Planning Commission and, and the public kind of an idea of, of the pipeline of of. 00:02:19
Projects that are coming down the line. 00:02:24
Umm, most of these are, are submitted applications. Some of them that may be umm, kind of more conceptual and we're still kind of 00:02:26
working that out before it gets to the the application. 00:02:30
Kind of thing. So I have here kind of a map. 00:02:35

Going on in the city and I, I have them broken up. 00:02:41
Umm, mostly according to kind of development name, because a few of them like uh. 00:02:43
That stopped doing even the top right corner that we don't quite have a name in it. 00:02:47
Kind of messy on on how many different owners there are. 00:02:51
Umm, But with that, I'll just go through each slide, just kind of talk about each different. 00:02:53

Umm, that they're, uh, working on, uh, moving into phase two soon and Phase 2 will connect that road. 00:03:15

So umm, which is is a great model connection for our community. 00:03:23
Umm, items that they do have is going to be uh, HOA clubhouse that they'll be the site plan on umm, that's gonna serve the 55 plus 00:03:27

Zelda's church has two partial. 00:03:37

Not developed. They have one that's under construction while underway with the with the Chapel on it. 00:03:39

Umm, from my understanding that southern partial, the larger one, they aren't really interested in building. 00:03:48

Umm, you can see kind of live work units here that that will start construction soon. The Planning Commission recently approved. 00:05:34

Been approved for a long time they're they're well under way with construction there. 00:05:42
Umm, Franklin Discovery Academy. That's uh, because of the state entity. 00:05:46
Umm, as a charter school, they they did not have to go through any kind of. 00:05:50
A approval process and so they are building a. 00:05:53
Umm, auditorium. 00:05:56
And that kind of green box area there? 00:05:58
Umm, and then pod 2 here right now it's zoned for single family home residential. We have heard from the developer there, they're 00:06:00
interested in in potential changes there. Umm, if they do want to go through those it would require. 00:06:05
But the public process of of pu uh, public hearing, Planning Commission meeting, City Council meeting. 00:06:10
Umm, but that that's all we we really have to share on that for now. 00:06:15
Umm, right here. This is the Vineyard Gateway. Umm. 00:06:20
What was Planning Commission recently just approved this, uh, lighter blue building here. 00:06:24
Umm, we've seen plans for potential purple buildings right here. 00:06:29
Umm. My guess is that would be after this blue building is complete. 00:06:33

Comes with the Planning Commission. Umm, they they wanted to go from office buildings there, but their office buildings were five 00:06:45
feet taller than the the zone allows. 00:06:48
Umm, and that got denied at the City Council. 00:06:52
Umm, they have, however. 00:06:55
Uh recently expressed that they want to try and and go for that again. 00:06:57
Umm, the the one unique thing about the RMU, the zone is it doesn't have setbacks. And that was one of the concerns with the the 00:07:00
neighbors right here. 00:07:04
Umm And So what we're gonna talk for is doing kind of a step back thing that for every. 00:07:07
Foot from the property line. They can have an increase or every. 00:07:12
5 feet from the property line. They can have an extra 1 building height or something like that to help protect. 00:07:15
Umm, the residential. Otherwise they could build a 60 foot office building right on the property line if they wanted to. 00:07:20
Umm. And so that. 00:07:26
The the kind of the concept that they've shown with umm, retail pads right here as well, and then a large parking lot a part 00:07:28
potential. 00:07:31
Umm, A2 level parking garage right here. 00:07:35
Umm, this is the Geneva Rd. mixed-use UH or GRNU as we often call it. This is mostly all built out or well under way of 00:07:39
construction. 00:07:43
Except for this one commercial building. 00:07:47
Umm, the the Planning Commission recently did approve a conditional use permit for this lot for a hybrid commercial production 00:07:49
facility. 00:07:53
Umm, our understanding is there's a a candy maker that that potentially wants to buy that lot and put in some sort of retail and 00:07:56
production facility right there. 00:08:00
Umm and then the the McDonald's right now with. 00:08:04
Installed we we aren't quite sure what the status of that right now. I I think their concern is access to their site. 00:08:07
Umm, but we'll, we'll continue to work with the landowner and McDonald's on that. 00:08:12
Umm, this is the yard for the most part. A lot of it is built out. Umm, you do see there are three retail pads that they got 00:08:19
approved I believe in 2019. 00:08:23
Umm, that. 00:08:28
Uh, they're just waiting on it for last phases of development. 00:08:29
Umm, the the Planning Commission will will not, it won't go through the Planning Commission process because it's like I said, it's 00:08:33
already been approved. 00:08:36
Umm unless they have changes. So for example like when Chipotle came they wanted to build a more unique building. 00:08:40
Uh, that fits their style. And for the Planning Commission did do a site plan amendment on the elevations of it. 00:08:45
Umm in red you can kinda see the the vacant partial. 00:08:50
Umm and then the last big thing for the yard is gonna be this multi, uh, multi use mixed-use building in the the corner there the 00:08:54

Uh parking plan is approved for. 00:09:01
Umm, now they're just waiting on getting the site plan ready for that. 00:09:03
But from our understanding, it's about 300 residential units. 00:09:08
There with some sort of rentals and then some ground floor retail. 00:09:11
Umm, here's the forage which I I don't think we need to get into detail on just because we've we've recently reviewed them. 00:09:16
Umm, the the colors here kind of outline. 00:09:22
The the desired uses are where you have, uh, the light blue being entertainment and commercial dark blue residential. 00:09:25
Uh, the purple is Intermountain Health. 00:09:32
Orange is potential office. 00:09:35
And then a public. 00:09:36
Off down here as part of their uh. 00:09:37
Development agreement. 00:09:40

Here is the concept plan that they've recently committed. 00:09:45
Umm, we're we're not exactly sure their their status of their profession at this point right now though. 00:09:48
So each thing about this is, uh, a very large swath of land. Umm, this is generally we, we refer to each team as everything, each 00:09:57
of the railroad tracks and north of of 800 N. 00:10:02
Umm, it's really right now just broken up into two zones. You have the the blue being a regional commercial and the purple being 00:10:08
flexed off its industrial. 00:10:11
Umm, and then UVU kind of taking up the middle of that. 00:10:15
Umm. I will note though, that right now we're actually going through a stationary plan. This is something that is required by 00:10:19
state law. 00:10:22
Umm to to essentially plan the the radius around your farmer station and because of. 00:10:25
Our West side being already planned out with Utah City and the east side being EVU, we're able to use that to plan out. 00:10:30
The the zoning and the blocking of. 00:10:36
The rest of this and so. 00:10:38
Umm, I believe that we have a deadline of like November that we need to get this approved, the stationary plan. So Anthony's been 00:10:40
meeting up that project and I would expect. 00:10:44

Yeah, next step here. So we're gonna adopt the stationary plan. That is something the city and Mountain Land Association of 00:10:56

What the stationary plan is is leaning on doing is is focusing that commercial kind of in the middle. 00:11:05
And then having a flexible. 00:11:09

Sorry, mixed-use commercial in the middle and then flex commercial on the outside. 00:11:11

And entail as we go through the the stationary apply process. 00:11:17
Once that's been approved, the the developer can go through site plan processes and uh, the 1200 N bridge will also be. 00:11:21

Umm, East Lake of Geneva. This is uh, we've seen a few side plants through here. This is generally like the concrete tilt up type 00:11:32
construction. 00:11:36
Umm, you can kind of see that orange, uh, lots. There are what's really left. 00:11:39
Umm, I understand that that this larger lot they use for a lot of. I think they have a contract with UDOT to store. 00:11:44
Uh, freeway signs and stuff like that out there if you drive by or ride your bike by that trail. 00:11:50
You'll see just a lot of really big. 00:11:54

Umm, so I, I don't know if they're eager to, to get moving on that or not, but they, they have shown over the past few years to to 00:11:58

Umm UVUI wanted to throw this out there just so people can be aware of their latest plans. This was their national plan adopted. 00:12:07

Umm, this will not go through the public process at at the city level because you use a state empty. 00:12:16
We really don't have any control over what they do we. 00:12:22
They do have to cooperate with us. 00:12:25

Umm, but that being said, this is, uh, kind of what they, they have in mind, umm, that, that blue area, if you'll know, is on the. 00:12:30
