Umm, so this is uh, in regards to the Forge Development Agreement. We went over the standards in our last meeting. 00:04:20
So I won't reiterate everything. There were a few items that the Commission did mention during UH. 00:04:27
Umm, the, the, the last meeting, umm, and it kind of go over a few of those. 00:04:33

One was in regards to architecture, wanting to see more detail of the architecture, umm, how it's gonna look, how would it 00:04:39
interface with the site and then, umm. 00:04:44
Umm, the second is kind of the connection to the retail block on the. 00:04:49
Being being an anchor, the Commission wanted to, umm, ensure that it was an anchor, that people coming there had good a access to 00:04:54
the restaurant so there would be some crossover traffic between the two. 00:04:59
Umm, and the third was in regards to the unique uniqueness. 00:05:05
Umm, that's actually It's supposed to be in the development grammar. Umm. 00:05:11
Umm, but there there is a section. 00:05:15
Umm in the final version I was approved for some reason. You need to let's take it out but it's supposed to say U unique so. 00:05:17
Umm, umm, Bryce Brady pointed that out, and we're grateful he did so. 00:05:23
Kind of those, those things that we've talked with the applicant and umm, this team is prepared to to go back with you. 00:05:27

Yeah. So a year ago or so, Well, just over a year ago. 00:06:01
We have a development agreement that was approved for this site that required entertainment anchor. 00:06:04
That entertainment anchor gates. 00:06:10
A certain amount of residential development. We basically can't develop more than 25 residential units until this entertainment 00:06:12
anchor has been identified. 00:06:15
And construction starts. Umm. 00:06:19
Furthermore. 00:06:22
We haven't felt like we can really move forward with the commercial side of the project until we know where this. 00:06:23
Entertainment Anchor wants to land. We don't want to build a building and then find out that we're precluding ourselves from 00:06:28
opportunities to so much of the site risk upon this Entertainment anchor. And so we spent quite a bit of time over the last year 00:06:32
looking at different options. 00:06:36
And are now here to present an option that the development agreement requires. 00:06:40
To, you know, ratify a particular use of the entertainment anchor which will allow us to move forward on more of the development, 00:06:45
including the adjacent commercial. 00:06:49
So we're requesting Momentum Climbing Gym as that entertainment anchor. 00:06:54
Umm, the requirements. 00:06:59
For the development agreement, size and capacity target a certain number of a large number of visitors. 00:07:02
Cultural and relevant, important sporting events, regional draw at least 10 miles and then economic impact. And so we've tried to 00:07:09
address each of those in the presentation. 00:07:13
Uh, address that. 00:07:20
So umm, last two weeks ago, momentum climbing, Jim was able to be here, the CFO and present. 00:07:22
He was planning to be here today as well and present answer any questions. Unfortunately had a family issue come up. 00:07:27
So I will do my best to answer any questions. If there's specific questions I can step out for a quick recess and I can call him 00:07:32
get any answers that we need or or commitments, but. 00:07:36

A couple of just over 2 acres, 2 momentum who would then potentially develop. We may have some role in it as a developer as well. 00:07:47

You know, 175 would be employed. They're obviously not at one time, but that's just in total different hours and shifts and 00:07:57
different programs that occur. 00:08:01
Umm, the majority of the facility would be 20 foot high, but there would be a portion of it that would be higher than that. At 00:08:06
50,000, uh, 50 feet, it's about 8000 square feet, or about 20. 00:08:11
5% or so 30% of that facility would would be higher to have a taller climbing wall. 00:08:17

Uh, visitors annually. Umm. 00:08:24
Umm, based on their other sites, they predict that 75% of those would be outside of vineyards. 00:08:26
Bouldering, top rope, lead climbing, youth programs, summer camps, birthday parties, yoga and fitness are all part of the services 00:08:31
that they would offer. 00:08:35
And then one thing that's kind of unique I I thought was interesting is at least twice a year they'll have multi state 00:08:39
competitions at the facility like this. 00:08:42
Which today there's no facility in Utah County that can qualify for these kind of competitions. 00:08:46
There's a board that has to certify whether your facility qualifies. And today nothing in Utah County qualifies. There's a board 00:08:51
that has to ratify that and so. 00:08:54
This would be the first facility in Utah County that would actually allow these kind of out of state competition that there's one 00:08:58
in Lehigh actually owned by Momentum as well that is fo focused on gold ring which is shorter. 00:09:04
No, not not rope climbing base. So this would be the full suite. 00:09:09
And so, uh, $18 million of investment and, umm. 00:09:13
A three and a half million dollars of annual sales just tied to the decline in gym itself, not the, you know, ancillary uses that 00:09:18
would would come around it. 00:09:21
The proposed area is different than was anticipated in the in the development agreement. I think originally this entertainment 00:09:26
block here in this in this top left corner. 00:09:30
Which, you know, those use. That block still has the same use requirements for food beverage, kind of you know. 00:09:34
Umm, supporting an entertainment anchor? 00:09:40
Requirement would would remain for that and we would just basically expand some of those uses. 00:09:43
And then put the actual climbing gym. 00:09:47
On this corner which will show you an example site plan. 00:09:49

Umm and this adjacency I think is part of the the overall question. So that site plan would look like this. So we would again 00:09:57

This is about 60,000 feet of retail. We think it'll be food and beverage heavy. 00:10:07
Umm, patio outdoor space, umm, you know. 00:10:13
You can't put an entertainment, you can't rely on food and beverage without some kind of outdoor element, patio outdoor 00:10:17
activities. So that's what we're kind of showing in the middle. Still. People can grab food, they can come kind of have a umm, 00:10:23
parks and plazas to be a part of. And then across the street here and we'll talk about how we talk about connectivity would be the 00:10:29
climbing gym with its associated parking with some shared parking, you know, throughout the overall development. 00:10:34

Architecturally, what will it look like? I mean, we need to engage the architect to fully understand that. 00:10:47
But in concept and what good design looks like around these climbing gyms? 00:10:52
It's well placed glass. We we can't put glass across through the whole facility. It's gotta have climbing walls on it. 00:10:57
You don't want the sun beating down on the on the climbers, but on the north side in particular. 00:11:03
Present my thoughts. Put some emphasis on glass. We're thinking a lot about lighting. 00:11:07
And then just building materials and building form, how how do you make that interesting A lot these some of these buildings, the 00:11:11
form itself is fairly simple, but the way they've done the glass with the lighting really adds to the. 00:11:16
The overall elements, umm, which is where we're, we're thinking a lot of the focus will be on the actual building. So this is 00:11:21

just gonna be another sponsor of a competition that people can choose to come to. 00:14:37
So I, I think it'll just add to the number of events in Utah. Is, is the way I've been told, because each facility is gonna try to 00:14:42
host a certain amount of events and each one will have its own unique themes, right? They'll put a different difficulty or a 00:14:46
different route. 00:14:50
Here than they would in Sandy or Mill Creek they want some kind of unique identity with each of the each of the buildings as well 00:14:55
I I recall last week the CEO saying that so one of his other facilities may have an emphasis in bouldering this one could have 00:15:02
some bouldering but it might have speed climbing you know the exact programming is still to be decided but some unique features 00:15:08
that uh distinct from the other locations yeah but they've been unequivocal that they will host event. 00:15:14

So I don't need to spend a lot of time on it, but we did get Zion's Public Finance to take a look at the numbers. 00:15:27
What does this add? We look at both, you know, specific taxes associated with this building. 00:15:32

Because this building's here and allows the adjacent. 00:15:39
You know, food and beverage. We just did three or three to four restaurants. 00:15:42
You know, then there's also. 00:15:46
Because it's a gateway to actually allow our commercial development to happen, there's additional impacts that can also flow 00:15:49

Part of that is because again, the view from being a connector, the vineyard from, you know, whatever active areas we have, the 00:16:23

You'll be able to fill the visual connectivity between the two areas. 00:16:31
Sure. There's a street. I don't know if you've driven that street. It's a 0 curved street, so it feels more like you're kind of 00:16:35
driving through a paseo than you know, an actual Rd. is concrete. There's different colors of of concrete. 00:16:41

It's been brought up before, but uh, you know, Bryce had brought it up, but other commissioners in past meetings have talked about 00:16:50

That that view corridor opens more I I think that I think the height of this building will matter. 00:17:25

Obviously if you're sitting on this side of it, you're gonna have some, some views, but yeah, we'll want to do some views to you. 00:17:37
So at least a large portion of this starts to fill visual connectivity to that building just because I think it'll it'll. 00:17:43
It'll kind of define brand a little bit for the add to it, I should say so. 00:17:48

And they obviously have to control people coming in. They gotta get through a front desk. They gotta check in. They can't have, 00:19:16
you know, entrances everywhere but the primary entrance. 00:19:20

Uh, up here in this corner. So that again, it's just more connected to the retail food and the street itself. 00:19:26
And then we talked about the height part of it at 55 feet. The other thing to talk about architectural is finishes. I mean tip, 00:19:33
it's very typical for these kind of buildings to have. 00:19:38
A mix of, you know, masonry and steel. 00:19:42
Uh, you know, metal siding colors, umm. 00:19:45
And so. 00:19:49
That's probably where a lot of the focus would be there. 00:19:51
The building that they've built in the last few years. 00:19:54
You know, it's even more interest along the bottom, you know, 12 feet or something, meaning there's masonry and there's bump outs 00:19:57
and then it kind of goes up. It's about glass and, you know, metal. 00:20:02
Metal paneling similar to the images that you're seeing here. This is fairly typical for the industry, right? 00:20:08
Where you can see the front's got more. 00:20:13
The last and then and then it just starts to say how, how do you make these other walls? 00:20:19
Break them up a little bit with some. 00:20:23
Windows, glass, different change of materials but. 00:20:25
That'll certainly be part of the site plan review and and you all will be able to weigh in on that as we submit a site plan. 00:20:28
And just go off that too. There's still umm, like part of that would be the zoning code. Check here that the zoning ordinance for 00:20:33

Landscaping in this area potentially some. 00:21:14
Branding some signage, you know, we thought about could we do some kind of a. 00:21:17

So that it's really clear I'm coming into an area I need to slow down. But I think if you drive that area, I can pull up some 00:21:26
pictures if we wanna e-mail them to myself of what that looks like today. It's already started and we have a really good base. And 00:21:31
then we'll continue to look at how to build on that. 00:21:35

You can see there's an extra 12 feet of of wall height at the tallest point. 00:25:09
