Interesting. 00:00:01
OK, welcome everybody to Planning Commission we. 00:00:05
Start with Chris. 00:00:09
OK. 00:00:14
Pledge allegiance to the flag of the United States of America, and to the Republic for which it stands, one nation under God, 00:00:20
indivisible, with liberty and justice for all. 00:00:25
Our Father in Heaven, we are very grateful that we can be gathered here today, today, as a Planning Commission of Vineyard City. 00:00:38
Please bless that. 00:00:46
Discuss the matters before us on the agenda, that we can be mindful of the rights of those that we serve, and that we can be 00:00:48
mindful of the laws of this State, the Constitution of the State, and the Constitution of the United States. 00:00:54
And that we can do our duties to the best of our abilities, to the service of those in the community. And we say these things, you 00:00:59
know, Jesus Christ. Amen. 00:01:03
OK. 00:01:09
Now we have an open session for members of the public to comment. 00:01:12
Do you have anything to say about something not on the agenda? Now is the time. 00:01:18
No, no. OK, cool. 00:01:25
So we will move on to. 00:01:27
Minutes for review and. 00:01:30
If anybody has received the minutes from April 5th, yeah, I had a chance to take a look at those and make a motion that we approve 00:01:33
those minutes. OK, do I have? 00:01:37
2nd. 00:01:43
OK. All in favor, Aye. 00:01:44
Cool. All right. Now we'll move into our business items. We got 4.1, a public hearing. 00:01:47
Zoning text Amendment, sign Code amendment. 00:01:54
Public hearing I need. 00:01:59
We need to move to open that up, right? 00:02:01
So you can open up the public hearing now, or you can wait until after the staff presentation, so just whatever. 00:02:05
Yeah, that way we can get some information out there if people do have questions about it. 00:02:13
All right, sorry. Trying to do a lot of things over here. 00:02:17
So my name is Cash Anti city Planner. I'll just be reviewing the sign code, zoning, text amendment. We've done a few work sessions 00:02:21
on this already with the Commission, so I'll just kind of review. If you have any questions, feel free to stop me at any time. So 00:02:27
this is a summary of what we're doing. 00:02:33
We're working on removing the sign standard waiver. The code change would also increase the sign sizes and number allowed on the 00:02:39
sign standard table. 00:02:44
It creates 2 new additional sign types of promotional and directional sign, as well as wall art and building mural. And then 00:02:50
there's minor changes throughout it just regarding definitions and grammar errors. 00:02:56
In the history of Vineyard, I don't think a single sign standard waiver has been denied. I don't know if you verify that, but so 00:03:33
we we thought that we'd make this process easier. I mean there's been times we've had Planning Commission meetings just to review 00:03:39
a sign standard waiver. And so we thought we'd just try to make things easier for for everybody here and remove that altogether. 00:03:45
Quick question then it's not necessarily allowing for anything above and beyond what the science standard. 00:03:52
What the sign waiver would have done, correct? Yeah. So. So what we did is, is we looked at the maximums of what the sign standard 00:03:59
waiver allowed and just put that into the. 00:04:03
On the same standard table, there are a few other areas that I'll review as I breakdown that table to show you. 00:04:08
But yeah, there's nothing drastic. 00:04:16
And as a note, this doesn't really apply to these non residential I guess like the army is residential but the zones listed it 00:04:19
doesn't apply to like your single family lots or anything like that. So you won't have like these big tenant multi tenant signs in 00:04:26
residential neighborhoods. 00:04:32
So these are the changes to the sign standard table. The single tenant monument sign increases the maximum height from six feet to 00:04:39
10 feet. The multi tenant monument sign changes the Max height from 15 to 20 feet. The wall. 00:04:46
We changed the Max size from 5% of the elevation to 10% of the elevation. We removed the set back location limit which was it had 00:04:54
to be within 80% of its lease lines. 00:05:00
We have a lot of applicants that want to put it like right on the corner of their building, which would technically go against the 00:05:06
science standard table. 00:05:09
It doesn't allow it to pass the roof line, so it can't stick above that. 00:05:14
And then it removes the quantity limit total. It used to be a maximum of four wall signs per building and must approve through 00:05:19
sign standard waiver. So we just removed that limit and instead the limit is about 10%. So once a building has 10% of its 00:05:25
elevation covered in signs, they can't apply for any more time permits. 00:05:32
So this is proposing that they could put a sign off right right up to the sidewalk. So that's not for. So Wolf sign has to be on 00:05:39
the building. Yep. So the the monument signs still do have a set back. OK do you have that set back? Is it just 18 inches. I can 00:05:46
pull up the code to check but I think it was pretty mental. So it was enough just to kind of push it out of where you know is 00:05:52
there still language in there about like view corridor or yeah we we have an October we have a yeah we have clear Clearview and 00:05:59
you can go. 00:06:05
I think up to like 3 feet in a Clearview zone for landscaping, but we don't put structures and that kind of stuff. 00:06:12
Yeah, none of those requirements we change because those are things that people couldn't even like if they wanted to make that 00:06:19
change through sign center waiver, we wouldn't allow it. The sign standard waiver was very specific and what it allowed for these 00:06:24
these signs to do. 00:06:29
I'm just scrolling through it to see if there's anything else I missed, but that's it for the the getting rid of the sign standard 00:06:35
waiver and and changing the sign standard table. If there's any questions about that I'm I'm happy to review that or we can move 00:06:40
on to the next section. 00:06:45
OK, so the next session is the creation of a directional and promotional sign. You may have already seen these throughout 00:06:53
Vineyard. When a developer buys a new property, they usually throw up these big signs that say, you know, the forge or whatever it 00:07:01
may be. Those are currently not allowed in our code and we felt that looking at other cities, just about every city has something 00:07:08
that that does allow these. So we thought we should codify it and make a make a process in which developers can apply for this. 00:07:15
And it just makes it easier for everybody. And we don't have to deal with, like, code enforcement telling these people they have 00:07:24
to tear down these big signs that they put up. 00:07:27
So in short, they have a maximum size of 96 square feet, a maximum height of 15. 00:07:32
They have to be located within the property that it's advertising with A2 foot set back. 00:07:38
They're allowed to have one per frontage, St. frontage with a maximum limit of four. And then there are some more requirements in 00:07:43
the code of like the application process. So they will go to the city to to apply for this, and they are given a time limit in 00:07:48
which they have to have it gone. I think it's one or two years, it might be one year and they're allowed to apply for a a second 00:07:54
year. 00:07:59
An extension to that wouldn't need to correct it, it would be all administrative. 00:08:05
So the next time we reviewed I believe that the last Planning Commission meeting that's the wall art and building murals. This 00:08:11
once again is applied to those non much single family residential zones. They have a maximum size of 30% of each facade and that 00:08:17
they're able to increase that through the planning Commission's approval. That's the one change that we did make from the last 00:08:22
meeting. 00:08:27
It was through a City Council approval, but the Planning Commission felt that they could make that change, wouldn't have to go 00:08:33
through the City Council. 00:08:36
Maximum height. They can't exceed the height of the building. And then there's a few more requirements in in like the application 00:08:41
process in the code. 00:08:45
I can pull that up here. 00:08:49
I think it's page 13 here. 00:08:53
So if they're going to be in the public right of way, they'll be reviewed by the Arts Commission and and they'll have to be 00:08:57
approved by the City Council. 00:09:02
And then once again we we talked about distinguishing like lettering and logos and stuff. 00:09:08
Would that be considered a wall sign of the mural? And this says that any lettering, logos or symbols for advertising purposes 00:09:14
shall be considered part of a wall sign. 00:09:18
So they couldn't make this giant wall sign and Justice call it a mural. 00:09:23
So at night our goal with this would be to not be overly restrictive. And so if it's an Italian restaurant and they have a plate 00:09:28
of spaghetti painted on their on their wall, we're we're we're going to allow that but if it's their actual official logo then 00:09:35
that that then that's a sign. So then we would we would count that as part of the wall sign. 00:09:41
So yeah, that is that is it for this zoning text amendment. Is there anything else that that you want to review, any questions you 00:09:50
have for me? 00:09:55
Nope. Let me Scroll down to. 00:10:03
01 other thing that we did add in the sign types, we included Neighborhood, Commercial, GRMU and the Downtown Zone because those 00:10:07
were not in the Science Center table in the first place. 00:10:11
So we included those. 00:10:16
Into the bottom section the more non single family home requirements. 00:10:19
So yeah, that's that's all I have. 00:10:28
OK. Do you guys have anything? 00:10:35
No. OK, it feels like this is pretty. 00:10:39
But we what we already improve and it'll be nice to not have to keep approving. 00:10:42
All right, all right. Would anybody like to move to open this up to, is it public comment now, public hearing? 00:10:50
OK. All in favor. 00:10:57
OK. Do any members of the community have anything to comment? 00:11:03
All right. I move to close the public hearing. OK. Do you have a second? 00:11:10
Second, all in favor. 00:11:14
All right, so. 00:11:18
At this point. 00:11:19
So you can discuss further or you can call for a motion. I do have a recommended. 00:11:22
Planning Commission options here something you can. 00:11:31
If you want to recommend approval, I have that in the wording. I do have one more quick question. I know that one of the areas 00:11:34
that this would likely be impacted first is the water tank, correct? So it would be the city that would bring forth. 00:11:40
Correct. Yeah. Yep. And So what we're doing right now is this logo of the city would be considered wall sign. I'm just saying you 00:11:47
might be. 00:11:51
I mean it is also that that water be the first so right, right and and. 00:11:56
It's beneficial for us because of how big that water tower is. The water tank is and for the most part the the it's. 00:12:02
Yeah, maybe there's a teeny city logo in there somewhere, but the idea is that it's it's going to be art. It's going to be like 00:12:08
like a painted thing, so. 00:12:12
It'll say come to business. 00:12:18
That's all I'm saying is like that's probably the first one that. 00:12:21
And so we'll want to make sure that we're not making, it'll be a good test case for this. Yeah. And that's a pretty good question 00:12:25
too. So what would happen because there's different like we have with the mixed-use building that Carla and her team are working 00:12:30
on in in the yard that's a private building. 00:12:35
And so that would go through just the Planning Commission for if they wanted to increase the size, if not then it's just an 00:12:41
approval like a sign permit and then a public building would have to go through the ARCH Commission and ultimately get approval 00:12:46
from the City Council because they're they basically the owners of that, of that building. And so that that's how we split the two 00:12:52
and I think you have a public comment over. 00:12:57
I don't know. Yeah, we can. 00:13:06
Go ahead. 00:13:10
My question was, I saw it was 30% that's allowed, right? And then you have to seek approval. Is there a maximum that's stated at 00:13:13
all or is it, is it just based upon? 00:13:18
The individual I think I'm this one cash we we just left it so they they could do because the idea was like you'll you'll get 00:13:24
those really cool murals and downtown and stuff that yeah we didn't want to make this super. 00:13:30
The cap is the full facade, it says. The mural can't extend beyond the building itself. So the the guidance from our our legal 00:13:39
counsel was to. 00:13:43
You know, from a freedom of speech thing, just this kind of error and that. So if someone wanted to do art, then you know the only 00:13:49
thing we would would restrict would be like the the logo or the name of the business. 00:13:54
Yep, another question because just because I always like to think like what could possibly. Yeah, absolutely. 00:14:01
Could someone do the side of their house with? No. So if you look in the code up here we have this. We have the sign standard 00:14:09
tables kind of divided into two sections. The first section is. 00:14:15
It's open space and then residential districts A1 and residential districts that does not permit murals. 00:14:21
So Tony and and the like PF the water tank is is zoned as PF so that's why it would be allowed. 00:14:31
Got it. 00:14:37
Thank you. 00:14:39
All right. 00:14:44
Does anybody have anything else to say about it? 00:14:46
More questions for staff? 00:14:49
None for me. 00:14:53
I mean, it just it just feels reads like what we've been asking for. 00:14:56
Which works for me all right. Does anybody? 00:15:00
Want to move to recommend or? 00:15:03
I move to recommend approval ordinance 20/23/17 to. 00:15:08
The City Council. 00:15:15
Second there. 00:15:17
OK. Now this is real call, right? Yep. All right, Chris, Aye, Anthony. 00:15:18
And Craig? 00:15:26
All right. We have moved to approve, so let's go to our next. 00:15:32
Business Item 4.2 Site Plan. 00:15:38
The Edgewater parking lot and we'll have, we'll have cash go. Once again, it's me. 00:15:42
OK, let's pull that up here. 00:15:48
So I I don't think that we've done a work session on this but in the past what we we did go through zone change you might be 00:15:52
familiar a zoning text amendment for the GRMU district. 00:15:57
To allow for off site residential parking in the Jag Army district as long as it's attached to the Edgewater community and that 00:16:02
was approved or you guys recommended approval to the City Council and so now we're we're back with the site plan itself to. 00:16:10
I should have hyperlinked it so that I don't have to comb through my whole report here to show you the actual site plan. 00:16:19
But we have the site plan here. I'll just show you with the landscaping. 00:16:27
So this is the site plan. We do also have the applicant here. Carla, you have the public base map too and it might be helpful 00:16:31
this. 00:16:37
So this. 00:16:54
It's going to be right over here. Let me get rid of some layers. 00:16:56
Clear things up a little bit. 00:17:00
It's the entrance for the parking lot and Carla. Feel free to correct me if I'm wrong but. 00:17:03
And the entrance will be right here. They're going to be relocating these. I think there's five parking stalls right here. They'll 00:17:08
be relocating those and and I think going down to four parking lot stalls on this side and then the it'll stretch. 00:17:15
All the way down to here and then this will be the exit in between these units here. 00:17:23
So I'll go back to that. So you can kind of see there's an entrance right here and then this one is an exit only. 00:17:29
So in. 00:17:36
OK, let's see. This is page 40. Perfect. I just don't remember the exact number of parking stalls. It looks like there's 138 00:17:39
parking stalls being added to the community. 00:17:43
140 Oh, I didn't count the ones that are outside. 00:17:49
It has three pedestrian access points. 00:17:58
Towards the Edgewater townhomes as well as one that will go to the GRM you. So I'll go back to the. 00:18:01
You can see it here. So you have access points in the fence. There's a there's a 42 inch decorative fence around the whole site. 00:18:10
And there will be pedestrian access points. 00:18:18
Throughout the the West. 00:18:22
And then there is this one right here. If you can see where my cursor is at, that will be a access point into the group to future 00:18:26
development, whether whatever retail or commercial may be right there. 00:18:32
So go back to my report here. 00:18:41
Besides that, they they were able to meet the the parking landscaping requirements, they have about just over 5% of the site 00:18:48
landscape which is required for for a parking lot. 00:18:53
We've sent this through the the DRC and didn't have any. 00:18:59
Comments to hold back from. 00:19:05
So that's that's all that I have if you have any questions. 00:19:07
Happy to entertain them. 00:19:13
So this will not be officially part of Edgewater. 00:19:17
Or will it? It will be so, yeah, there will be no access from the GRGRMU into this. So people that are coming to their retail 00:19:22
locations. 00:19:27
Along the Gru cannot park in here. I mean, they'd have to go all the way around and into Edgewater, but it'll be permitted. So, 00:19:32
but yeah, yeah, I I don't know exactly how the HOA is intending on on permitting it if they're gonna sell them or whatnot, but I 00:19:38
believe that they will be taking over from X Development after this is all approved. OK. I'm just curious if it will forever and 00:19:44
always be part of this or if it's intended to change in the future. 00:19:50
No. 00:19:57
So, and this the purpose of this is because there's all the parking there anyway and with the new development happening, those 00:20:04
cars essentially. 00:20:08
The anticipation that they will start parking here. 00:20:12
That is, yeah, yeah, there's that. There's a lot that it's belongs part of it belongs to, that's development, part of it belongs 00:20:16
to the city and that whole site is being going to be developed soon into this multi family building. And so the the HOA wouldn't 00:20:22
knew that they were in desperate need of parking and so they they approached ex development to see if they could purchase this 00:20:28
property from them and turn it into the parking lot that they would be able to use. 00:20:33
Any ex development previously there was there was like 240 or some odd number of cars there so. 00:20:40
Yeah, there'll still be some anticipated parking issues that make. Yeah. What you'll see too is U dot the city and the developer. 00:20:47
We're going to update the overall enforcement especially like where that 400 N is because that that really is a bad look for the 00:20:56
city and it's there's there's there's crime now there's a lot of stuff. Yeah. So we that that is an area we'd like to see. 00:21:05
Cleaned up because we're anticipating the full intersection at some point, but it is a major viewpoint in the city and I imagine 00:21:14
when they start construction there, they're going to block off quite a bit of it as they don't want any vehicles being damaged by 00:21:20
deliveries and whatnot going on through the the construction. 00:21:25
OK. Is that? 00:21:37
Is that presentation cool? That's that's all I have. OK, do we have a moving for a public hearing? 00:21:39
This is not a this is just a second. So on this one, the difference is you can open public comment just through if you want it, 00:21:49
but it's not. It's not like the legal public or if you have any questions for Carla and the developer there. 00:21:55
I guess I do have a question for Carla. 00:22:03
OK. 00:22:11
So. 00:22:13
I don't know. I guess I'm wondering like how? 00:22:18
Is it working well with the HOA? How are you guys? How did you land? 00:22:21
This design. 00:22:26
So basically we, you know, they approached us about buying some land for us from us rather. 00:22:28
We have tried to accommodate a parcel that and so started a little bit bigger and it's had to get smaller. It's in order to 00:22:35
accommodate the other uses that we are currently negotiating and so forth and so. 00:22:40
This size was a read on with us with the HOA. They've been great to work with. I think we've made a a great partnership. I think 00:22:46
we've set a good example for what can be in the city in order to help resolve some of the the parking issues. 00:22:53
And so we, you know they hired the engineer that we work with very closely that already knows the vineyard properties that we have 00:23:02
and that's how that this, this site plan came to be. OK, I I appreciate. 00:23:09
Two entrances that's going to make this usable and. 00:23:17
Maintainable. 00:23:22
One way though, right? So one way. That's one way. The main one is yeah, yeah, I'm just gonna say that, OK. The main one is 2 way. 00:23:25
What I mean is like there are two access points. 00:23:33
But sorry, but one is the one way correct around the South, There's only one way, just because of the space limitations. Yeah, I 00:23:36
was just concerned about being able to plow it. 00:23:41
For sure. Cool. 00:23:47
I guess the only real question I had, I'm excited. I actually did have one. Oh, yeah, I bet you are. It'll help you benefit you 00:23:51
directly, right? You will. I do have one question about the fencing. 00:23:56
I know so. 00:24:03
The since Utah water parcel directly to the north, they're going to have a cement wall there, so the question is if it. 00:24:04
You know if this if the HOA has the option to allow that to be where the walls are there needs to be sent against. Yeah you're 00:24:13
you're fine. You don't need to double fence that on this elevation here. I mean if you wanted to I guess you could but that might 00:24:20
yeah I agree a useless decorations agreed. Yeah. And I just I mean that's a decision in the end that the new owner will will make 00:24:28
right. But I just wanted to find out. 00:24:35
OK. 00:25:15
Is there lighting? Yes, there is lighting. 00:25:17
There's lighting throughout that. It's not enough. Yeah, the lighting met all of our standards and the pole height and and are 00:25:20
they going to be put on a timer, do you know? 00:25:24
I don't know. I thought, I would imagine that would be an HOA decision. Yeah, I would think so. And that would make the most 00:25:30
sense. Yeah. I think in there I said eight lights. 00:25:35
I don't recall how many there are. I know they're 2020 foot poles and they're they're all. 00:25:40
You know, the foot candles are enough to make it so there's appropriate lighting for for residential and safety. Yeah, there are 00:25:47
images and. 00:25:50
This is the style light. 00:25:55
Straight down, it's really similar to what, Silver by Top Golf? It's basically the same type of a pulling head. 00:25:59
OK, thanks. Any more questions for me? 00:26:07
OK. Would anybody like to open this up for public comment? 00:26:12
Should I do I need to do that? Do I just open it all right? 00:26:16
If any of the public have comments on this packing lot now. 00:26:21
No. 00:26:26
OK, so. 00:26:31
Next we move to. 00:26:33
Does anybody have a motion to make? 00:26:37
Yeah, I'll go ahead. I move to approve the Geneva frontage retail parking lot minor site plan amendment application as presented 00:26:43
by city staff. 00:26:47
OK, second that. 00:26:53
Excellent. All in favor, aye? 00:26:55
Excellent has been improved. 00:27:00
And that is it for business items. 00:27:05
And no work session. It looks like we're training. 00:27:08
So we've just moved right along to capacity members, reports and expertise, discussion and disclosure staff have anything for us. 00:27:11
Yeah, so if there's, if there's nothing from. 00:27:22
Any of the the, the commissioners, have you guys, have you guys done any like committees or attended? 00:27:27
The bike committee is meeting tomorrow. 00:27:34
And Bike Month is in May, and so you. 00:27:37
More things coming up with that and then the two days ago we did a Facebook live for the transportation. 00:27:41
That we've been working on. So if you haven't watched that, go back and check it out. It was pretty short. It was about 20 00:27:49
minutes, 25 minutes. 00:27:52
And and yeah, just the different workshops and things like that that we've got going on open surveys, so. 00:27:56
Encourage your neighbors. 00:28:03
Just stay in it. 00:28:05
I mean, I guess I went to the town hall this last week. 00:28:08
It's very informative. It was about the Mill Rd. 00:28:14
Making it. 00:28:17
Getting the public's ideas for what they would like to see as far as intersections and parking and bike lanes go. 00:28:21
And I don't know, it sounded like those people wanted to protected bike lane throughout. 00:28:30
And they really liked the idea of. 00:28:36
Having parking to protect the bike lane. 00:28:40
I thought that was going to need kind of re envisioning the Mill Rd. 00:28:45
This is good to hear what everybody else's input was. 00:28:49
That was a nice, it's a good showing. The assistant Fire Chief came and he provided kind of an overview of the fire that that 00:28:53
happened in that community too and I I think that helped some of the residents and others some. 00:28:59
And maybe, yeah, little community anxiety about about just the fire and stuff like that. So it sounded like when the the the 00:29:07
person was moving into the townhome, they. 00:29:13
They set a box on top of the stove and then when they turned to go out there, elbow bumped. 00:29:19
Just slightly enough that it turns it on. Yeah, turn it on. So. 00:29:25
But it was good to see how the damage was all contained in that unit. 00:29:31
There were two firefighters that were injured though and they are they are covering luckily. So yeah, they they showed some pretty 00:29:38
crazy pictures of the fire and and how they were able to get out. They had to get out through the second story window. 00:29:45
But yeah, they they did a really good job. The fire that did a great job. 00:29:51
Yeah, I guess like the smoke caught fire. Yeah. Anyway, so if you ever say from the staff side, if you have any interest in being 00:29:56
a part of that conversation, we're going to take those comments. We're meeting tomorrow as Anthony indicated with the Bicycle 00:30:03
Advisory Commission and cash will be leading the the conversation. 00:30:09
And so digging a little bit deeper into some of the comments we received at the Town Hall on Mill Rd. What we'll then do is take 00:30:17
all those comments where you see from the Bicycle Advisory Commission and from those residents. 00:30:22
Over, you know, the 10 seconds that you can get through this tree a little faster. 00:30:59
So it'll it'll it'll be kind of cool. So we'll take those and we'll most likely be doing a a work session with the the Planning 00:31:06
Commission soon or not. And and with that we will also be continuing these neighborhood events, these town halls we've kind of 00:31:12
divided the city up into to similar neighborhoods and we'll be doing those I think once a month, once every other month or 00:31:19
something like that. So just keep an eye out for, for probably social media posts when we'll be coming to a neighborhood near you. 00:31:26
Very good. And then did you want to update on the? 00:31:33
Oh yeah, sure. So David, so yeah, this last week I was able to go to Davis, CA. I went with Kaden, the Bicycle Advisory Commission 00:31:37
and we toured Davis, CA which is it was like the first platinum rated bicycle friendly city. 00:31:45
And college. The UC Davis is there, so we were able to to rent some bikes from the university there and we went with the Wasatch 00:31:54
Regional, Wasatch Front Regional Council and MAG. There's a group of about 25 of us and we we wrote probably 30 miles and a day 00:32:00
and a half, just around campus, around the city. 00:32:06
Just got to see how they're kind of their networks combined because there are two different entities with the university and the 00:32:12
city. 00:32:16
It is really eye opening experience to see all of the infrastructure they they've put in place, but it's also. 00:32:20
Helped me realize that bicycle infrastructure doesn't have to be expensive. You know, there's a lot of stuff that they just, you 00:32:26
know, put paint on the road and and it solves a lot of issues. 00:32:30
It also helps that the commun. 00:32:35
Bicycle friendly and and they they understand that they're bicycle city. So even cars are more cautious towards towards bicyclists 00:32:37
and it'll it'll be cool just to see how we can incorporate some of these ideas when UVU starts developing. Similarly we'll have a 00:32:44
relationship with them of college students coming and going and you know we can encourage students to bring a bike instead of a 00:32:51
car to campus that'll you know make everybody happier but you know we need as a city need to provide. 00:32:57
Safe ways for them to be able to get from campus to. 00:33:05
You know, to restaurants, to schools, to whatever it may be, to housing. So, yeah, well, Kaden and I, I think we'll be doing the 00:33:08
presentation to the City Council sometime in the near future. It might even be the Planning Commission. But we have some cool 00:33:14
slides and data from UC Davis that we'll share. 00:33:19
So overall it was a it was a good time. It was quick. We flew in Monday morning at like 7:00 AM and flew home Tuesday by 8:00 PM. 00:33:26
He played a lot of board games, so if you only like an hour and a half, you guys ever going to a planning conference with cask, he 00:33:37
loves board games. So so you know. 00:33:42
Excellent. Yep. Thank you. Thankful. OK. Umm. 00:33:46
And we. Look, look, I have an English degree. I'm going to use my words. I paid money for that anyway. OK, Well, if that's it for 00:33:52
everybody, the meeting is adjourned and we'll see you in two weeks. 00:33:59
