needed. I'm not sure how our speakers will work, but we'll try our best. So here is just site context to show their lot. Here it's 00:02:23
the undeveloped lot in the corner of the yard right by the medical office building. 00:02:31
Right off of Mill Road and 400 N. 00:02:40
So here's our site plan. The the structure itself is just above 4500 square feet and we've gone through our zoning code. 00:02:44
Everything is adequate. They've met all of our parking concerns. They have the access to the property will be based off of that 00:02:51
440 NI think it might even be 450 that might be an error on here, but that'll be the access to the site. It does have three drive 00:02:58
through lanes for the the tellers. 00:03:05

All of our landscaping, actually. I'll give them landscaping in a second. 00:03:14
Other things we did try to work with them to get the building a little bit closer to the corner, just because this is kind of the 00:03:21
start of the yard and we wanted to kind of make that be like a statement. But unfortunately there's a giant utility box in that 00:03:26
corner you can kind of see on their plans. And so they did bring their building up as far West as possible, but that box really 00:03:32
prevented them from from doing anything more. 00:03:37
They did provide some pedestrian connectivity through 400 N here. There's a sidewalk right here, as well as little gathering space 00:03:44
for some employees. 00:03:48
There's adequate crossing to the other projects throughout the yard as well. 00:03:54
That's pretty much a site plan. I can get to the elevation show you what the building looks like. So it'll add some good variety 00:04:01
to what has been built in the yard. It's it's a good looking building that has a lot of great features. It has some wood tones, 00:04:06
some some rocks and glass. 00:04:12
This is the West elevation, so this will be what's facing Mill Rd. 00:04:20
Here's their landscaping plan. There were a few things on here that we had to work with them on. Due to site triangles and other 00:04:28
utility issues. They weren't able to quite meet the tree code and putting St. trees along Mill Road right at the corner of 400 N 00:04:34
and Mill. So we just worked with them to relocate those and they had no issues with that. 00:04:40
Yeah, Everything else with landscaping, it is 0 escapes. There's no turf being proposed, which we are supportive of. 00:04:49
In that detention pond, will that be like a gravel detention? It'll be gravel, yeah. So you mentioned their landscaping has no 00:04:58
ground, correct? Correct. 00:05:03
So going into detail on that landscaping, they've provided its shrubs, native grasses, trees and whatnot. They've met our code has 00:05:10
like a required minimum number of trees of shrubs and whatnot and that they met those minimums. 00:05:17
So here's the condition for approval. I did include this in the staff report if you reviewed that. I have crossed off too as I 00:05:26
have already completed that. So the first three are standard conditionals. Approval that they pay in the outstanding fees and make 00:05:32
red line corrections. They're subject to all federal, state and local laws. They observe all ADA requirements. That 4th 1 is had 00:05:38
to do with the sidewalk on the east side of the property. It wasn't quite wide enough. 00:05:44
Our parking code allows the stalls to be shorter if they can park over his headwalk. 00:05:51
And they do. But then that made that sidewalk too short, and so we had them expand that sidewalk. 00:05:56
The other thing that detention pond was being built in the in part of it was in the PE. So we asked them to move that and they 00:06:02
were able to accomplish that and updated plans. So then the other things, the other condition of approval that we're still working 00:06:09
with them on, but it shouldn't have any impact with your vote tonight, would be that the sidewalk along the West side needs to be 00:06:16
located within the public right of way and not with improper private property unless a pee wee is in place and they're working. 00:06:24
On that right now is establishing that TV to give us access and they've been working with Naseem on that. And then the last one is 00:06:31
that engineering did a request that they provide a utility easement across the sites in Northern Property. So if there's any 00:06:37
questions, I'm happy to answer them or we can hopefully get that applicant to answer already. 00:06:44

little S where I just pointed to. So I just didn't know if all of them had to be because I didn't know how many ADA accesses you 00:07:29

Second question with the landscaping is the detention basin deep enough that they. 00:07:43
Need to worry about the rock that they have called out being angular so that it doesn't like just fall down. That makes sense. 00:07:50

'Cause I know I said it just didn't cause usually in in other things I've seen that usually when they have such a steep slope, 00:08:03
like a four to one slope, they'll use angular rock. But I also don't want them to have to change all the other rock to be angular. 00:08:09
So I just, that's just my question. I didn't know if it needed to be. And if they I'm sure they've designed sites in the past if 00:08:16
they had any problems with the rock essentially just like slipping down. Does that make sense? 00:08:22
At this point in the design process, the depth of the bond hasn't been established. OK. 00:08:29

I think it says one to two inch, but it just, it doesn't define whether or not it's cobble. So, but I also know that it's the 00:08:48

for that. In the plan, it says it's a four to one slope. I don't know if that's going to change or if that's official, but that's 00:08:58

past like on granted it was at a much longer length where it was not angular and so it didn't connect as well and it just kind of 00:09:15

I will bring that up with our engineer and make sure that they have considered that factor of the rock sliding down the tension 00:09:36

site. They purchased a property from the yard from X development. We'd have to work with X Development on those improvements for 00:10:24

It's not cometh a future date, OK. That was my only other call out is, you know, the more attractions they're great, but the more 00:11:13
people are going to want to go there, which is a good thing. But we want to make sure they have a Safeway to get there. 00:11:19

details. So that'll be something coming your way in terms of site plan and whatnot. So that'll be fun to review. 00:13:49

the areas where 16 or North connects in order to meet the timelines for row pavements, especially with the finger connector 00:16:06
extension coming through Vineyard, the Vineyard connector extension. 00:16:12
Who happens to be the same as though our pipeline contractor is that they're putting out an asphalt down on the Vineyard connector 00:16:18
in the coming months or next month on that. So in order to be able to meet the timelines for that, they've been putting a lot of 00:16:27
extra effort into doing it underground connections over at in the 16 or north. That's not an excuse, so I'll make an excuse it's. 00:16:35
It's an explanation. For example, they have 1600 N closed down. 00:16:45
